The Impact Study project was conceived by Preservation Dallas to help build and maintain support for Dallas’ preservation program, and to help neighborhoods decide the merits of the conservation district designation.  It was funded through an innovative partnership that included many local neighborhood associations and the Old Oak Cliff Conservation League.

The purpose of the project was to gather data to help answer the question, “does conservation district designation have any impact on property values?”.  Several years ago, Preservation Dallas with the support of the National Trust for Historic Preservation undertook to sponsor a study to determine this question.

Davis Street Land Use Study

A public meeting was held at Hitt Auditorium at Methodist Hospital on October 22. Attended by some 200 concerned residents, the meeting was to inform the public about a large scale rezoning effort that is being considered along Davis St. and Bishop Ave. and surrounding areas on either side of those streets. Larry Good, of Good, Fulton and Farrell, was hired to conduct the study with the input of a group of ten local developers and residents from the area. Commercial property owners and developers funded the study.

The large area was divided into seven sub-areas with each of those being treated differently by the plan.
